Selling Property in Comporta | Melides
For Property Owners
Some of the most interesting property in Comporta for sale never appears on a property portal or online through a real estate agency.
Real Estate Comporta works with international families, long-term buyers and investors, including clients making multiple acquisitions across the region. Some are actively looking today; others maintain an interest in particular locations or types of property over many years.
This means we are often looking for a particular house, estate or piece of land long before its owner decides to sell.
Not Everything Needs to Be Publicly Listed
Much of the property we introduce to buyers is offline rather than strictly off-market.
Some owners prefer not to advertise publicly. Others are perfectly willing to sell but have no desire to place their property on portals, distribute photographs widely or expose it unnecessarily to the market.
For many properties, however, the best result comes from greater exposure. A property can be advertised on the major portals, represented by other agencies and still be introduced directly to buyers through Real Estate Comporta.
We generally believe a non-exclusive mediation agreement provides an owner with the broadest market exposure, although we are equally happy to work on an exclusive basis when that is preferred.
There is no single approach appropriate to every property. The objective is simply to find the right buyer on the best possible terms that suit both buyer and seller.
Direct From Owners, Professionally Handled
Buyers frequently search for property in Comporta for sale by owners, particularly when looking beyond the properties appearing repeatedly through the usual property portals.
Direct relationships with owners form an important part of our market knowledge, but direct does not mean informal.
Real Estate Comporta is a licensed Portuguese real estate advisory. Every property we represent requires the appropriate mediation agreement and supporting documentation.
At a minimum, we require the property’s Certidão do Registo Predial, Caderneta Predial and identification of the property owner or owners before entering into a mediation agreement.
Plans, photographs, planning information, licences, approvals and other relevant documentation are also important. The more accurately we understand a property, the better we can answer the questions a serious buyer will inevitably ask.
We don’t need every property to be publicly listed. We do need every property transaction to be properly handled.
More Than Finding a Buyer
A successful property sale can involve considerably more than introducing a buyer and agreeing a price.
Planning, building potential, renovation, boundaries, infrastructure, licensing and the future use of a property can all materially influence a buyer’s decision.
Over many years in Comporta and Melides, we have developed relationships with many of the professionals who may be needed to answer those questions and help a transaction progress — architects, engineers, planners, lawyers, construction companies and other experienced local specialists.
Where appropriate, we can bring the right people into the conversation.
Buyers We Already Know
Our business is primarily built around representing buyers and understanding what they are trying to acquire.
That creates a different starting point for a property owner.
Rather than first finding a property and then looking for somebody to buy it, we may already know the family, investor or long-term client for whom it could make sense.
Not every property will suit one of our buyers, and we would rather say so than promise otherwise.
But when there is a genuine fit, the introduction can be remarkably straightforward.
Discretion and Professionalism
An owner does not need to choose between discretion and proper market exposure.
Some properties are best handled privately. Others should be presented to the wider market. Many benefit from both.
Whichever approach is chosen, we believe the relationship should begin with clear expectations and professional representation.
