Golf Property in Comporta
Portugal’s New Golf Destination, Comporta, Alentejo Coast.
Portugal has long been one of Europe’s established golfing destinations. For international golfers, the Algarve remains the best known, followed by the Lisbon and Cascais region and the courses of the Silver Coast.
Now another golf destination is emerging.
Along a relatively small stretch of Portugal’s Alentejo Coast, between the Tróia Peninsula, Comporta and Melides, five significant golf courses have been created or are undergoing substantial investment.
From north to south, they are Tróia Golf, Torre, Dunas, Pinheirinho and CostaTerra.
Each is different. They have been designed by five internationally recognised golf architects and are set among Atlantic dunes, pine forests, lakes, rice fields and protected coastal landscapes.
Just as importantly for the travelling golfer, the region is compact. From Tróia Golf in the north to CostaTerra in the south is approximately 43 kilometres, or around 39 minutes by car. Torre and Dunas, although completely separate courses and developments, are only 6.8 kilometres, or approximately seven minutes, apart.
Comporta is therefore beginning to offer something it could not offer only a few years ago: the possibility of visiting the region primarily to play golf.
The emergence of these courses is also creating several very different golf property environments. From established resort apartments and beachfront residences to private villas, substantial building plots and members-only golf communities, owning property around golf in Comporta can mean very different things depending on where you choose.
Before considering the property, however, it helps to understand the golf.
Golf in Comporta
Five golf courses within a relatively short coastal corridor might suggest that they form a single golf destination. Geographically that is increasingly true, but the courses themselves should be considered individually.
They have different architects, landscapes, playing characteristics and access arrangements.
Dunas and Torre welcome visiting golfers. Tróia Golf is currently undergoing a major renovation, with reopening scheduled for early 2027. Pinheirinho is played by invitation, while CostaTerra is a private members’ club.
For someone planning a golf trip, those distinctions matter.
For someone considering buying golf property in Comporta, they matter even more.
Tróia Golf
Robert Trent Jones Sr. | 18 holes | Par 72 | 6,317 metres
At the northern end of the region, on the Tróia Peninsula, is the oldest of Comporta’s five golf courses.
Designed by Robert Trent Jones Sr. and opened in 1980, Tróia Golf has long been regarded as one of Portugal’s notable championship courses and has previously hosted the Portuguese Open.
The relatively flat course runs through pine forest and native coastal vegetation. Bold bunkering, elevated greens and doglegs provide much of the challenge, while its position on the peninsula creates a distinctly coastal setting.
Unlike the newer courses further south, Tróia already forms part of an established resort environment. The marina, hotels, restaurants, beaches and residential areas of the Tróia Peninsula are all nearby.
The course is currently undergoing a comprehensive renovation, together with a transformation of its clubhouse and facilities. The intention is to improve playing conditions while preserving the character of the original Robert Trent Jones Sr. design, with reopening currently scheduled for early 2027.
The return of Tróia will be important for Comporta as a golf destination, adding another visitor-accessible championship course to Dunas and Torre.
It also sits within the most established golf property market of the five locations, where existing resort property is now being joined by a new generation of beachfront hospitality and residences.
Torre Golf
Sergio García | 18 holes | Par 72 | approximately 6,670 metres
Travelling south from Tróia brings you to Torre.
Opened in 2025, Torre is the first signature golf course designed by Masters champion Sergio García and was named World’s Best New Golf Course at the 2025 World Golf Awards.
The course has been designed as a more technical golfing challenge, with relatively narrow fairways, smaller greens and strategic positioning playing an important role.
Its surroundings are distinctly Comporta: pine forest, sandy ground, nearby rice fields and long views across a largely undeveloped landscape.
Torre welcomes visiting golfers and provides practice facilities and other golf services, with a dedicated clubhouse forming part of the wider development.
Torre and Dunas
Torre and Dunas are sometimes mentioned together because both belong to Terras da Comporta and are geographically close.
For the golfer, however, they should be regarded as entirely separate courses.
They have different entrances, architects, designs and playing characteristics. Their proximity is simply convenient: Google Maps places them approximately 6.8 kilometres, or seven minutes, apart.
This makes playing both courses during the same visit particularly easy without making them a combined golf complex.
The distinction becomes considerably more important when considering Torre golf property and Dunas golf property.
Despite sharing the same owner/developer and being only minutes apart, they represent very different residential propositions and sit at almost opposite ends of the property-cost spectrum.
Dunas Golf
David McLay-Kidd | 18 holes | Par 71 | approximately 6,500 metres
Dunas was the course that changed the golfing perception of Comporta.
Designed by Scottish golf architect David McLay-Kidd and opened in 2023, it was his first course in Continental Europe. In 2024, Dunas was named World’s Best New Golf Course at the World Golf Awards.
The course sits within sandy terrain, dunes and mature pine forest close to Carvalhal and Pego Beach.
McLay-Kidd’s design works with the existing landscape, creating the character of a modern links course within the pine forests of the Alentejo Coast.
Dunas welcomes visiting golfers and, together with Torre, currently provides the clearest opportunity for someone to travel to Comporta and play more than one leading course during the same stay.
The surrounding environment is substantial. Dunas extends across approximately 1,010 hectares in the municipality of Grândola, including around 460 hectares of protected forest.
Nearby Carvalhal provides restaurants, shops and everyday services, while Pego and Carvalhal beaches place the Atlantic only a short distance away.
JNcQUOI Comporta is also located within this wider Dunas environment, although it represents a separate hospitality and residential proposition rather than part of the golf course itself.
For prospective buyers, this combination of golf, large-scale protected landscape, substantial private plots and high-end hospitality has created one of the most distinctive golf property locations in Comporta.
Pinheirinho Golf
Jorge Santana da Silva | 18 holes | Par 72 | approximately 6,530 metres
Further south, close to Melides, Pinheirinho offers a very different golfing environment.
The 18-hole course was designed by Portuguese architect Jorge Santana da Silva, known for his approach to sustainable golf architecture.
Set on sandy terrain among secondary dunes and pine forest, the course incorporates wide fairways, strategically positioned bunkers, large undulating greens, streams and significant water features.
A lake of approximately 3.5 hectares becomes an important feature of the later holes, while the finishing sequence includes an island green at the 17th and a demanding final hole shaped by water, bunkering and the surrounding landscape.
Pinheirinho is currently a private course played by invitation rather than a conventional visitor-access course.
The wider estate extends across approximately 400 hectares, with around 200 hectares described as natural park, including dune ecosystems and pine woodland.
It is approximately 10 minutes from Melides, 15 minutes from Carvalhal and 20 minutes from Comporta.
A new clubhouse designed by Jacobsen Arquitetura is intended to become a focal point for the community, while the broader Pinheirinho location is developing around golf, beach, hospitality, wellness and residential living.
Six Senses, Mandarin Oriental and Spatia Melides add to this evolving environment.
For someone considering Pinheirinho golf property, the important distinction is that golf forms part of a much larger private coastal estate rather than simply being an amenity located beside a residential development.
CostaTerra Golf & Ocean Club
Tom Fazio | 18 holes | Private Members’ Club
At the southern end of the five-course corridor lies CostaTerra Golf & Ocean Club.
Designed by Tom Fazio, the championship course passes through dunes, pine forest and heathland, with Atlantic views forming part of the experience.
The course is intentionally private. CostaTerra is a members’ club, and golf access is reserved for members and their invited guests.
That exclusivity is central to the character of CostaTerra rather than an incidental access restriction.
The club also includes extensive practice facilities and the CostaTerra Golf Academy, providing coaching and facilities for different levels of golfer.
CostaTerra combines golf with an ocean-facing private residential community. Rather than being a golf course surrounded by a conventional resort, the golf club forms part of the identity of the community itself.
For someone considering CostaTerra golf property, that distinction matters considerably. Here, private golf access and the residential environment are closely connected.
Elsewhere in Comporta, it is perfectly possible to own a home independently of a golf development while having excellent golf nearby.
Playing Golf in Comporta
Can Comporta now be considered a golf destination?
Increasingly, yes — although it is not the Algarve, nor should it be presented as such.
The Algarve has decades of golf infrastructure and a far larger concentration of visitor-accessible courses. Cascais and the Lisbon coast are similarly established, while the Silver Coast has developed its own golf identity.
Comporta is the newcomer.
At present, Dunas and Torre provide the principal opportunity for visiting golfers to play two leading courses during the same stay. Their proximity makes combining them particularly practical.
Tróia Golf will strengthen that proposition considerably when its renovation is completed and the course reopens.
Pinheirinho and CostaTerra add to the quality and reputation of golf across the region but should not be counted as ordinary visitor courses because access is restricted.
What Comporta does offer is unusual compactness.
The complete golf corridor extends only around 43 kilometres from Tróia Golf in the north to CostaTerra in the south — approximately 39 minutes by car under normal Google Maps routing.
Within that relatively small area are five courses by Robert Trent Jones Sr., Sergio García, David McLay-Kidd, Jorge Santana da Silva and Tom Fazio.
For a destination that barely registered on the international golfing map a few years ago, that represents a considerable change.
Beyond the Golf Course
Golf also changes the seasonal character of Comporta.
Traditionally, the region has been most closely associated with summer, beaches and holiday homes. Golf extends the reasons for visiting well beyond the peak summer months.
Spring and autumn provide attractive playing conditions, while Portugal’s relatively mild climate creates opportunities through much of the year.
That matters to hotels and restaurants, but it also matters to people considering spending longer periods in the region.
Beyond the courses, the coastline between Tróia and Melides combines long Atlantic beaches, pine and cork forests, rice fields, small villages, restaurants, horse riding, sailing and surfing.
For families or groups travelling together, not everybody needs to play golf.
Someone can spend the morning on the course while others head to the beach, ride, walk, visit a village or simply enjoy the landscape.
For many prospective owners, that wider environment ultimately matters as much as the golf itself.
Golf Property in Comporta
For some golfers, repeated visits eventually lead to a different question:
What would it be like to own a home here?
There is no single answer.
Golf property in Comporta includes established resale homes, resort apartments, branded residences, turnkey villas, private building plots and substantial individual estates.
The five golf environments are also remarkably different.
A property can be physically close to another yet represent a completely different proposition in price, privacy, management, architecture, golf access and everyday lifestyle.
Tróia Golf Property
Tróia has the longest-established residential market of the five golf locations.
Existing property across the peninsula includes apartments, townhouses and detached homes within the wider Tróia Resort environment.
Alongside this established market is the newer Comporta Beach and Golf Resort, now associated with the recently confirmed Hyatt hospitality brand.
Despite its Comporta name, the development is located on the Tróia Peninsula, with the Atlantic immediately in front and Tróia Golf immediately to the north.
The development includes 37 beachfront villas with private gardens and swimming pools, together with 71 apartments.
Its proposition is therefore as much about beachfront living as golf.
For buyers looking for Tróia golf property, there is consequently a choice between an established resale market and newer fully serviced resort property.
Torre Golf Property
Torre is a low-density private development extending across approximately 365 hectares of pine forest, close to rice fields and with views towards the Serra da Arrábida and Atlantic.
The residential plan provides for approximately 234 villas, with plots ranging from around 1,200m² to 8,000m².
Hotels, branded residences, sports facilities and other services form part of the wider masterplan.
Torre golf property should not be confused with Dunas simply because both courses belong to Terras da Comporta.
The golf courses are seven minutes apart.
The property propositions are not.
For a buyer, differences in property cost, plot size, location, development character and future environment are considerably more important than their shared ownership.
Dunas Golf Property
Dunas occupies approximately 1,010 hectares, making it substantially larger than Torre.
Residential plots range from approximately 3,000m² to 12,000m². Although the planning framework could accommodate considerably more housing, the intended number of plots has been reduced to approximately 310 to preserve a much lower-density environment.
The wider development also includes hotels, hotel villas and branded residences.
JNcQUOI Comporta provides another distinct residential and hospitality proposition within the broader Dunas location.
For buyers considering Dunas golf property, the combination of large plots, very low intended density, proximity to Pego and Carvalhal and immediate access to one of Europe’s most highly regarded new golf courses creates a very particular proposition.
It is not interchangeable with Torre.
The two courses may share a developer and sit only minutes apart, but the property choices and costs can be almost opposites.
Pinheirinho Golf Property
Pinheirinho offers another model.
The development includes private building plots and turnkey villas within a large coastal estate where golf, landscape, hospitality and residential living are being developed together.
Current plots range from approximately 1,000m² to 5,000m², with permitted above-ground construction increasing according to plot size.
Turnkey villas provide an alternative for buyers who do not want to undertake their own architectural and construction process.
The wider Pinheirinho location is also evolving around Six Senses, Mandarin Oriental and Spatia Melides, creating a significant hospitality and residential destination close to Melides.
For golfers, Pinheirinho golf property has an additional distinction: the golf course itself is private and played by invitation.
The relationship between property ownership, the estate and golf therefore deserves to be understood rather than assuming that buying somewhere close to the course automatically provides the same experience as another golf development.
CostaTerra Golf Property
CostaTerra sits at the most private end of the Comporta golf property market.
It is not simply property close to a golf course.
The private Tom Fazio course, ocean setting, club facilities and residential community form part of the same environment.
For some buyers, that integration and exclusivity will be precisely the attraction.
For others, owning independently elsewhere in Comporta while using visitor-access golf at Dunas, Torre and eventually Tróia may offer greater flexibility.
Neither approach is inherently better.
They represent fundamentally different ways of owning a home around golf.
Choosing Golf Property in Comporta
For someone considering buying golf property in Comporta, the course itself is only one part of the decision.
A serious golfer may prioritise course access. Another buyer may play occasionally and care much more about walking to the beach, privacy, restaurants, proximity to a village or having enough land to create a long-term family home.
Some buyers prefer a fully managed residence where they can arrive and immediately begin their holiday.
Others want land, architectural freedom and a home that can evolve over decades.
The differences can be substantial even over very short distances.
Torre and Dunas demonstrate this particularly well. Their golf courses are approximately seven minutes apart and share the same owner/developer, yet their residential propositions, property costs and character are fundamentally different.
Pinheirinho provides another model. CostaTerra another. Tróia another again.
That is why choosing golf property in Comporta should begin not with a particular development, but with understanding how you expect to use the property.
Golf may bring you to Comporta.
The more important question is what will make you want to stay.
Independent Comporta Golf Property Advisory
Real Estate Comporta provides independent buy-side property advisory across Tróia, Comporta and Melides.
We are not tied to a particular golf development, developer or collection of properties.
Our role is to understand what you are looking for first, and then consider the opportunities across the wider market — from established and resale property to new developments, private homes, building plots and opportunities that may not be publicly marketed.
For a golfer, that may mean comparing property beside a course with a home several minutes away; private golf membership with visitor-access golf; a managed residence with an independent family home; or one golf environment with another.
The courses may be close together.
The property choices are not necessarily comparable.
If golf is part of your reason for considering a home in Comporta, we would be pleased to help you understand the differences before you decide where to look.
