When I first arrived in Comporta, genuine beachfront opportunities were extremely limited and sea-view properties were relatively rare. Many of the finest sea-view plots and homes available during those years were acquired by long-term owners who continue to enjoy them today.

Buyers searching for coastal property often found themselves facing a choice.

Continue searching.
Purchase a more modest coastal property.
Or look beyond the first row of dunes.
Some discovered larger plots.
Greater privacy.
More nature.
Others simply decided not to buy.

Today, buyers have considerably more choice. New beachfront developments around Comporta have increased opportunities at the upper end of the market. More completed luxury homes are available.
Turnkey properties have become increasingly attractive. And fewer buyers choose to purchase land and undertake the planning, licensing and construction process themselves.

The market has evolved.

Over the years, I have noticed something interesting. Many buyers begin their search believing they want a sea view. Some insist upon it. Yet a surprising number eventually purchase properties without one. Not because they compromised. Because they discovered what mattered most.

The privacy.
The atmosphere.
The sense of space.
The community.
The feeling.

Most buyers do not live here permanently. Most simply visit. But every time they arrive, it is a holiday.

That is the mood.
That is the spirit.
Relaxed.
Calm.
A little happier.
The sunshine helps.
So does a mild winter afternoon spent outdoors in a jumper rather than a coat.

People often think they are buying a house. And yes, sometimes it is a beautiful house. But the house is only one word written on an otherwise blank sheet of paper. What gives that word meaning is everything around it.
