Comporta Real Estate
Foreign nationals make up a large percentage of buyers in Comporta including French, Belgian, British, Swiss, and Brazilians. Buyers are purchasing near beach houses, country estates and smaller homes in the village.
Apart from the largest landowner in the area, Herdade da Comporta, additional investors offering Comporta real estate developments, include Amorim, Vanguard, Arrow, Inditex, Pestana and the Discovery Group.
Comporta Beach Houses for Sale
Most of the Comporta beach houses for sale are the typical home which needs renovating. In some instances, the new owners of these homes demolish and rebuild from scratch.
There are several building plots for new homes with views to the ocean, although ocean view properties in Comporta are rare. Most building plots have outline permission to build a family home between 300 sq.m. and 500 sq.m.
One exception is a new development near Pego beach where you may build a luxury villa of around 800 sq.m.
The village houses in Comporta, have a smaller footprint and are more like the typical home found throughout Alentejo. The exception to this is in Carrasqueira where you have the original and desirable cabanas made from reed and straw.
As you move further into the countryside, you will find move private estates with areas from two hectares and above.
Most clients are individuals who purchase a vacation property in Comporta, whilst some opt for a tourism project or farm.
Many clients buy land in Comporta to build their new home, whilst developers generally offer a finished house.
Where to Buy Comporta Real Estate
Many buyers with younger children tend to purchase nearer to the beach to avoid driving, whilst those looking for quieter environments with more privacy tend to buy the larger country estates.
Comporta, Portugal real estate can be the village home or plot, near beach plot or villa or the larger estates.
Troia
Troia Resort offers beachfront and marina properties including apartments, townhouses, and plots for luxury villas.
Soltroia offers beachside properties with family homes and plots. These are located on the Atlantic Ocean or Estuary.
The Pestana Group offers and variety of beachside ready built homes in what is a green development.
Melides
Most of the properties and houses for sale in Melides are the larger estates with or without sea views, a small village home or renovation property closer to the beach.
Melides is very much part of the Comporta scene with buyers including Philippe Starcke, Christian Louboutin, Vincent Van Duysen and Countess Noemi Cinzano.
Although there are a few properties in Melides that are move in ready, most will require work to bring up to modern standards.
Property Prices
Property prices in Portugal have increased over the last 7 years at an average annual rate of 12%. Lisbon and Porto have seen much of this growth due to tax incentives for foreign residents including the Golden Visa Programme.
Due to demand but short supply, some areas within Comporta have seen higher than average growth.
Realistically, you will pay;
€300,000 plus, for an apartment in Troia.
€700,000 and upwards for a village home that requires work.
€2.5 m and upwards for a plot closer to the beach.
€2.5 m to €5 m for a country estate to build a new home.
€5 m to €15 m for a luxury house. (Estate or near Beach).
Future
Huge investments have already been made in Comporta which bodes well for this unique and privileged location.
Consensus is that the Comporta Portugal real estate market will offer secure and sensible growth for the foreseeable future. Some suggest this growth will be on par with Ibiza, the Hampton’s, and the south of France.
